Requirements for Property Initial Registration
Property Sale Registration
1. Original title deed. 2. The original sale agreement (attested from the Notary Office) 3. A copy of the passport or the ID card 4. If the property is located in Muharraq, an approval from Muharraq Municipal Council is required 5. For properties located in Qudaibiya or Hura areas, the approval from the office of the General Manager of the Land Registration is required 6. If the property is located in Riffa area, approval from the Royal Court should be obtained. 7. Any delegations from the seller or purchaser (If any)
Flat/Residential Unit/Office Purchase Registration
1. The original title deed of the building with the sale agreement of the first flat/unit/office (for the first registration of the building) 2. A final approval from the Municipalities regarding the sale of the flat storeys 3. A copy of the survey certificate (flat/unit/office) 4. A copy of the purchaser’s passport of CPR 5. A copy of the Articles of Association – if it is a corporate as mentioned in the sale or purchase agreement 6. If the property is located in Muharraq, an approval from Muharraq Municipal Council is required 7. For properties located in Qudaibiya or Hura districts, the approval from the office of the General Manager of the Land Registration is required 8. If the property is located in Riffa area, approval from the Royal Court should be obtained. 9. Any delegations for the seller or purchaser (If any)
Gift Registration
1. Original title deed. 2. A valid original religious ordinance duly attested from the Sharia’a court (duration one year from the date of issuance) 3. A copy of the religious ordinance of the deceased (the owner) 4. Copy of passport or CPR of the donor. 5. If the property is located in Muharraq, an approval from Muharraq Municipal Council is required 6. if the property is located in Qudaibiya or Hura districts, then an approval from the office of the General Manager of the Land Registration is required 7. If the property is located in Riffa area, approval from the Royal Court should be obtained. 8. Any delegations for the seller or purchaser (If any)
Sharing or Sorting Registration
1. Original title deed. 2. A copy of the Sorting Authority's decision supported by maps related to the sorting or sharing 3. The original court verdict (should be an executive order sealed with red wax) 4. Copy of the religious ordinance if mentioned in the verdict and the Sorting decision. 5. Copy of passports or CPRs of owners or inheritors. 6. Certificate of Non-Incidence of Appeal from the Pleadings Office, Ministry of Justice
Inheritance Right Property Registration
1. The property original title deed. 2. Religious Ordinance. 3. The Will (if left by the deceased) 4. Copies of passports and CPRs of all inheritors 5. Original sharing document - if any (shall be attested from the Notarization Directorate of the Ministry of Justice and Islamic affairs)
Floor Plan Registration
1. A copy of the property original title deed 2. Approval from the Urban and Rural Planning Directorate, Ministry of Municipalities and Agricultures 3. A copy of the floor plan approved from the Urban and Rural Planning Directorate 4. A notarized acknowledgement assigning lands taken for public interest/roads 6. Copy of passport/ID of the owner 5. A copy of the Article of Association (for a company-owned property)
Property Status Alteration or Modification
1. The original title deed of the property. Original letter from the Urban and Rural Planning Directorate, Ministry of Municipalities and Agricultures The original planning map approved by the Planning Directorate (As-is or after alteration) 2. Approval from the Royal Court on the property alteration
Compensation or Acquisition Registration
1. The property original deed. 2. A letter from the Urban and Rural Planning Directorate, Ministry of Municipalities and Agricultures. 3. Copy of the original map for the acquired or compensated property 4. Approval from the Royal Court on the compensation or acquisition. 5. Copy of passport or CPR of the owner 6. A copy of the Article of Association (for a company-owned property)
In case of joining or registration of two or more properties
1. Properties original deeds. 2. If the properties are in a special plot approval of the Urban and Rural Planning Directorate, Ministry of Municipalities and Agricultures is required stating no objection to combine the said properties
Registration of old document by converting the measurements from foot to meter
1. The property original deed. 2. Copy of passport or CPR of the owner. 3. A copy of the survey certificate (if any) 4. If the owner’s name is different, a notarized acknowledgment from the Notarization Directorate of the Ministry of Justice and Islamic affairs or a relevant court verdict shall be obtained |
